High rises, town homes, patio homes and lofts are being erected as they are extremely high in popularity, since the bigger, free standing home may not always be better for the urban and rural trekkers out there. Many of these multi-unit meccas are also fully self-sustaining centers with convenience stores, coffee and internet cafes and even barber shops or salons built right in, if not located directly next door.</p>
<p>While these types of homes are certainly appealing to those who prefer more by way of ease and less in the way of inconvenience there remains one thing missing for the more assured security and safety your vehicle, a great deterrent, the personal home garage door.</p>
<p>Some of these dwellings and buildings do come with a parking garage but more often than not the property owner or tenant is assigned anywhere from one to two parking spaces outdoors.</p>

Your garage doors get a lot more use than you may realize. In an average household a garage door typically is opened and closed 10-20 times per day. Over a year that&#8217;s a lot of opening and closings. Left un-maintained garage doors will eventually fail causing not only inconvenience, but possibly even damage or harm to your vehicles, your home and even to yourself. Consequently it is important to perform garage door maintenance at least twice a year.</div>

<div class="article_text"><strong>Garage Door Maintenance &#8211; Torsion Springs and Rollers</strong> There are a number of mechanical aspects of a garage door that should be checked. Examine the garage door rollers, torsion springs and metal brackets that attach the garage door to the house. Make sure they are all securely fastened and that the rollers turn smoothly in the garage door tracks.</div>

<p>If the rollers are not turning smoothly examine them to determine if they are broken or just simply need a lubricant. If they appear damaged replace them. They are typically easy to remove. If they are just sticking a little, apply some silicon based lubricant to them.</p>
<h2>Garage Door Maintenance &#8211; Tracks</h2>
<p>As part of the garage door maintenance process it is also important to examine the tracks and make sure the sections that are bolted together are flush with each other. Frequently a bolt will loosen up that holds the tracks together. If this happens, the tracks may become slightly skewed from each other, or the loose bolt may protrude in the track area, causing the door rollers to sometimes catch on them. This can cause added torque on the garage door opener which may trigger it to reverse direction. Simply tighten up any loose track bolts and make sure the track sections are flush. It is also a good idea to oil the garage door tracks with motor oil, e.g. 10W40. Use a rag and simply wipe them down.</p>
<p>Also, while examining the garage door tracks use a level to make sure they are level. They should be fastened to the garage door opening such that they are parallel with it. If they are not, adjust them appropriately so that they are.</p>
<h2>Garage Door Maintenance &#8211; Springs</h2>
<p>As part of the garage door maintenance process you should also examine the springs and make sure they are fastened solidly to the garage door and garage door frame. Manually open and close the garage door and see if the door feels extremely heavy while lifting or requires extra effort to close. If it does, then the springs need adjusting. The springs should be adjusted such that when the garage door is lifted halfway open, it stays halfway open. It should not move on its own either up or down, without additional pressure being applied to it. Note: Garage door springs under tension can be quite dangerous and thus adjusting garage door springs should be left to a professional.</p>
<p>It is also a good idea to wipe down the springs with a little motor oil to make sure they do not catch when opening or closing the garage door.</p>
<p>Check the base of the garage door to make sure there is no rust or decay, pending if it is a metal or wood garage door. Also check the weather-stripping to see if it is damaged. If it does not need replacing, at least wipe it down with a vinyl cleaner to protect it from UV damage and to keep it flexible and pliable.</p>
<p>With these few garage door maintenance tips, your garage doors should continue to operate smoothly for months to come.</p>

And when the second most toxic land snake known to man i.e. The Eastern Brown snake decides to pay a visit, you never know quite how you should react. It was about 1:30 pm one sunny afternoon at home. We were having a few drinks with family members when the doorbell rang and a stranger and his girlfriend with anxious looks on their faces explained to us that they&#8217;d called the police and if we left it alone -it wouldn&#8217;t bother us. &#8220;It&#8221;, being a 2 metre long Eastern Brown Snake that had entered the garden through a gap under the side gate and was making its way to the patio doors. To be honest, we weren&#8217;t overly panicked, we were more concerned about the dog or the cat having a go at it-we have no small kids and fortunately, contrary to our fears the pets were nowhere to be seen. Armed with beer cans to the ready, we ventured outside to see and sure enough. Just around the house by the side gate there she was, a beautiful Eastern Brown. As soon as she saw us she reared up in its infamous &#8220;S&#8221; shape-and grissed ready to strike; its distinctive orange specks on the cream underbelly flashing up at us. The three of us moved no further and to our relief the snake likewise was not going to advance either. To me she seemed like a strange, sad and cumbersome lady, lost in a maze of residential &#8220;Sundayland&#8221;, whose usual inhabitants consist of Sunday car-washers, lawn-mowers, kids on bikes and the occasional Mr Softy ice-cream man. Realizing we were no threat to her, nor she us, she lowered her guard and prepared to retreat. She slithered out across the front garden and seemed to hover in the middle of the road for quite a while before sliding lazily into the grassland area. Apart from the other animals that venture into the gardens or garages around here, a deadly snake is a rare treat indeed and apparently a sign of very good luck. If Steve Irwin had been around, he&#8217;d have grabbed this &#8220;beauty&#8221; by the neck and admired her close-up. This made me realize how similar we humans are to the animals around us. If we leave alone, we&#8217;ll be left alone. Of course if Steve had &#8220;left alone&#8221; he&#8217;d still be alive and not famous nor well known&#8230; When strangers wander in&#8230; Unfortunately or fortunately- curiosity killed the cat, there&#8217;s no luck or un luck in it. But you know -this only applies to humans. Animals aren&#8217;t curious creatures. They only wander onto your property in search of food or shelter. There is no other scientific explanation for it. Which is why, sealing your garages to prevent critters from wandering in is a prerequisite part of life.
